Which of the following most accurately describes the problem?

WHEN opening the new Road Services VV (Caledonian) Ltd., depot at Manby Road, Immingham, on Monday, Sir Cyril Osborne, M.P. for Louth, said he thought Immingham Port was going to be the most important one on the East coast of England. Without any of the cramped site disadvantages of Hull he prophesied that with the amount of open land around Immingham, and the obvious room, for expansion, it would soon overtake Hull in importance. He commended the directors of Road Services for choosing such a site.

The Road Services depot has a complement of 33 vehicles operating for Fisons, Birds Eye and Gulf Oil. In the case of Birds Eye, insulated and refrigerated vans are employed and for Gulf. 3,600-gal, pressurized tankers. The warehouse does not include storage accommodation, but ships are met by tankers, refrigerated vehicles or lorries, the cargo being taken straight to its destination. The depot caters for all maintenance problems. but complete overhauls are performed at the company's headquarters at Dumfries.

Although the Immingham depot is at the moment the smallest in the firm there is plenty of land available for expansion, the present building and car park covering only 11 acres, which leaves 11 acres for development.
