ECONOMY

North West Wales is classed as a European Objective r Status region, which means that its Gross Domestic Product is less than 75% of the European average. Officially, this means that the area is comparable to the poorest parts of the EU. In a bid to remedy this situation, the European Union has allocated 11.2bn towards regenerating West Wales and the Valleys. As we experienced on our travels, Welsh nationalism—and with it, pockets of antiEnglish feeling—is apparent. Fortunately, the latter sentiment appears few and far between. Taken as a whole, there is considerable industry in North Wales. Tourism, quarrying and agriculture play significant roles. Deeside, just within the Welsh border, is the district with the highest concentration of industry. There is a major papermill there, and a Toyota car engine plant. Every single Airbus airline wing is manufactured there, too. JCB and Lego also have facilities in North Wales.

BUSINESS PROPERTY PRICES

The price of business accommodation in North Wales is subject to dramatic fluctuations. Chris Armstrong, partner at Deesidebased chartered surveyors Guy Woodcock and Co, explains that commercial property prices are highest in coastal locations in North Wales.

"There are hotspots like Deeside," he says. "Here, you'll pay rent of 14 per square foot of warehouse space." Rental for a haulage yard in this part of the world will set you back between 112,000 and /13,000 per acre per year, he adds. Office space in this district costs between ft° and /12 per square foot per year to rent.

Take a drive into rural North Wales, however, and you'll see the prices plummet. Armstrong points out that there is precious little demand for business accommodation in country areas.

To rent a warehouse in a rural area, it will cost 13 per square foot." What about office accommodation in the country? "There is no office market in rural areas, you wouldn't build purposemade offices in these locations," he says.
