Which of the following most accurately describes the problem?

RESIDENTS IN A small North Yorkshire village are up in arms over plans by logistics firm Reed Boardall to build a new 12,450m2 cold store on their doorstep.

The Yorkshire operator already has five cold stores on its Boroughbridge site just off the Al (M).

The company has cut the final size of the warehouse and has made extensive landscaping improvements but locals claim it will still be an eyesore. They also fear that the extra truck movements and employees' cars will worsen congestion.

But Reed Boardall, which uses the warehouse to assemble truckloads of goods for delivery to the UK's six big supermarkets, insists that the development would increase its contribution to the local economy and provide further support for frozen food producers in the region.

"To maintain our growth we need more cold storage space," says group MD Keith Boardall. "We currently have 92,000 pallet spaces and have submitted plans to provide 30,000 more. The proposed expansion will create 85 new jobs."

The proposals will go before a planning meeting later this week.
